Whether your budget is big or small, the cost of a home renovation can quickly get out of control! I’ve gone through two budget-friendly kitchen renovations in the past three years, so I wanted to share some tips that can help you achieve and manage a renovation that works for your home and budget. Living through a home renovation can by a trying experience—one that’s often filled with dust, exhaustion, and plenty of take-out. Even the most meticulous of contractors can’t keep dust and dirt from flying everywhere, so know that your house will not be as clean as you would typically keep it, and try not to let that bother you. If you think it will be too much for you to handle, it’s not out of the ordinary to rent a place to stay, go on vacation, or live with friends or family for a few critical weeks until the home is a bit more "liveable."

It might sound simple, but paying for your project with money you already have will save you a significant amount of money you’d end up paying in interest if you take out a loan or put things on a credit card that you can’t immediately pay off. If you’re renovating in order to sell your home, it might make sense financially to take out a loan when you know there will be a return on your investment and the loan will be paid off quickly. But in general, paying in cash is the best way. If you can’t afford it now, begin thinking about ways you can trim your household budget to save money for your project.


If you’re house hunting for a fixer-upper, look out for moisture issues, foundation concerns, and bug infestation. These are the top three nightmares where renovation budgets are concerned! Have your home inspector check walls with a moisture meter, particularly around entryways were wood rot can be a concern. If you can do the inspection after a recent rain, that’s even more informative. Cracks in the foundation may be due to settling, but they may also indicate problems with the foundation which are extremely expensive to correct. When getting a home inspection, you’ll have to decide if you want to pay an additional fee for a bug inspection, but who wants to find out halfway through a renovation that you have carpenter ants or termites? Nobody! It’s worth the extra expense upfront.
That’s a great point that good bathroom lighting will eliminate shadows on your face in the mirror. That would be really nice because then you wouldn’t ever be frustrated about not being able to see parts of your face well. We are thinking of doing a bathroom remodel, and the lighting is the top priority on my list because our current lighting is quite dim.
Choosing the right layout for your powder room is important, not just for you but for your guests. This is the bathroom that your friends and neighbors will use most often in your home, rather than traveling to the private bathroom next to your bedroom.Powder rooms got their name from the 18th century, and are still largely used for the same purpose: as a space for guests to freshen up. Nowadays, powder rooms typically include a toilet and a sink, but never a tub or a shower. If you are looking to build a custom powder room from scratch, you should make space near your entryway or off of one of the more public rooms in your home.Typical powder rooms are about 20 square feet in size, and can be an easy extension to a living room or hallway. Pedestal sinks are a great way to save space when your powder room is on the smaller side, leaving plenty of legroom for guests. There are certain measurements and specifications that must be utilized in accordance with the IRC. The toilet and sink must always be accessible. But in most cases, this is easy to accomplish for your bathroom remodeling.
However, if you’re considering a home renovation, think practically about what you can and cannot do; painting the walls of a small bathroom may be totally feasible by yourself, but painting all of the walls of a 4,000-square-foot house is likely less so. While you may think you would be saving a lot of money by doing the work yourself, if it is something unfamiliar, it might cost even more to have a professional undo and then properly complete the project. 

If you have moderate DIY skills, and want to take it up a notch—now’s the time! YouTube is your friend. As long as you have the availability to learn a new skill, and take your time to do it right, your determination is your biggest asset. If you don’t have the tools required, renting them from a local hardware store will still save you quite a bit of money, versus hiring someone to do the work for you. Plus, rental tool due-dates are great motivators to finish a job!

Try to use all the space of your bathroom as much as possible, if your bathroom is on the smaller side, then you have to unleash your creativity in order to design the space and make it look larger. Glass doors for tubs and showers are perfect if your purpose is to open up the room, and the pedestal sinks are ideal since they occupy lesser space when compared to cabinets.  All cabinets and tower cabinets above the toilets, as well as towel racks are perfect for those who need storage, but who don’t have much space to work with.

Another area not to skimp on would be windows, doors, and insulation. Our last home had no insulation in the exterior walls, which is crazy considering Northeast Ohio’s climate! Literally the day we moved in, we drilled holes in the wall between every stud and blew in insulation with a blower we rented for the weekend. It cost us a bit up front, and patching the walls was a pain, but I know we made that money back in just one Ohio winter.
Home renovations have been some of the most exciting, but also most trying times in my life. My biggest advice is to just know yourself and what you’re cut out for, and don’t get in over your head, budget-wise. No beautiful home is worth the anxiety that comes along with consumer debt! If you have the extra money, it’s worth saving yourself the stress and hiring out the work, as long as you found someone good and trustworthy—otherwise it may equal even more stress! Sometimes homebuilding also equates to character building, and I’m talking about personal growth here, not investment growth. But the two aren’t mutually exclusive.
